Home Building Process

The custom home building experience should be both exciting and enjoyable. With proper planning and communication, you will watch you’re future home go from empty lot to just that, a home. It is a process of organization, details and decisions that culminate in the end into a structure of beauty and functionality that will last for generations. At every stage of the process, Derek Osborne Builders will keep you informed of the decisions to be made.


Step 1: Initial Interview

This is the first face to face meeting you will have with Derek Osborne. If you have not already determined where you wish to build or what you wish to build, this is the meeting where we try to clarify the direction you wish to go. If you have a lot and your own plans, you are well on your way to beginning the building process. If you need us to help you select a lot, we can refer you to our local real estate company to assist you.

If you need help in selecting a home plan, you can search on-line at your leisure until you find the home that’s right for you. We can also refer you to an architect if you wish to go that route.

If you have not already contacted your lender at this point and need assistance locating a lender, we work with outstanding financial institutions that can provide you with attractive and flexible mortgage options that suit your specific financial scenario. Derek Osborne Builders is happy to work with any bank that you are comfortable with.


Step 2: Site Visit/Analysis

Once you have selected your plan and your lot, we will accompany you to the site for a lot analysis. We will meet you at the site and answer questions like how your home will be positioned on the lot, what trees will need to be cleared, etc.


Step 3: Estimating Process

Once you have selected a house plan and building site, we will send the plans out to the various trades and get quotes from our team of qualified subcontractors. This includes electric, plumbing and HVAC to name a few.


Step 4: Design Specifications and Review of Estimate

The next step in the Building Process is to collaborate on refining the final details of your new custom home. Product selections ranging from faucets, to whirlpool tubs, to light fixtures will be chosen according to your taste and style. Once the design and planning process has been completed, we will meet to review the final, comprehensive plans on paper. At this meeting, we will walk you through your building plans, review the detailed list of specifications, and present the detailed pricing for your new custom home.


Step 5: Contract and Deposit

Once the estimate is reviewed and agreed upon, we will meet to sign an Agreement and you will be required to bring a deposit in order to begin the initial construction process. This deposit will be credited to the final invoice.


Step 6: Construction

Construction transforms your dreams and visions, our collective, careful planning, and Derek Osborne’s building experience into a home that exceeds your expectations. A team of professional craftsmen, utilizing the best materials, tools and latest trends.


Step 7: Final Walk Through

Once the final touches have been put on your home by the construction team, we will take you on a final walk through to ensure your satisfaction. During this orientation, we will explain the operation of your new home’s vital systems. By the end of the orientation, you will be familiar with basic care, troubleshooting, and emergency procedures.


Step 8: Close

Finally, we will close and congratulate you on your new custom home. At your closing you will receive additional information that will assist you in maintaining your new home. You will also receive a booklet containing the names and phone numbers of all the major suppliers and tradesmen that worked on creating your new home.
